Selling Your Home in the Fall

With crisp air and beautiful foliage, Fall can be an excellent season to sell your home in Utah. However, it comes with its own set of considerations and opportunities.

Curb Appeal

Embrace the beauty of the season by adding fall foliage to your landscaping. Plant seasonal flowers like mums, and consider pumpkins and gourds for a festive touch. Keep pathways clear of leaves and debris.

Give your home's exterior a fresh look by cleaning gutters, power washing siding, and repainting or staining if needed. Ensure that the roof and gutters are in good condition, as fall often brings rain and snow.

Embrace Coziness

Use tasteful autumn decor to create a cozy atmosphere. Consider placing warm-toned throw blankets, decorative pillows, and candles throughout your home.

If your home has a fireplace, highlight it. Clean the fireplace, stack firewood neatly, and perhaps light a fire during showings to create a welcoming ambiance.

As the days get shorter, ensure your home is well-lit. Open blinds and curtains to let in natural light, and use soft, warm artificial lighting to create an inviting atmosphere.

Maintenance and Repairs

Have your heating system serviced to ensure it's in top working condition. A warm and comfortable home is more appealing to buyers.

Clean and declutter thoroughly. Fall can be a great time for a deep cleaning, as you prepare to spend more time indoors. Remove summer items and clothing to create a sense of space.

Pricing Strategy

Work with your real estate agent to set a competitive price. Research recent comparable sales (comps) in your area to determine a fair listing price.

Staging

Professional stagers can help you make your home more appealing to buyers by arranging furniture and decor to maximize space and appeal.

Or you can opt for a self-staging option and remember to take advantage of the cozy, warm fall feeling.

Be Flexible

Be prepared for weather-related challenges, such as rain or snow. Have a plan for removing wet or muddy shoes, and keep your home warm and comfortable during showings.
